Chicago’s swanky Elysian hotel to become a Waldorf Astoria

Chicago's acclaimed Waldorf Astoria Chicago will no longer be an independent luxury boutique hotel, Crain's Chicago reports.

It's going to become a Waldorf Astoria, Hilton's luxury brand, the article says.

Crain's cites unnamed sources, but Hotel Check-In has heard the same information from sources. Other luxury brands from the U.S. and abroad had also visited the hotel to possibly run it.

The hotel will take a brand name because the other part of the news is that billionaire financier Sam Zell is buying the hotel for about $95 million, sources tell Crain's.

If true, the per-room price for the 188-room hotel would be $505,000 – the highest, Crain's says, for a Chicago hotel. Zell apparently expects to lift the hotel's value by bringing in Hilton to manage it and market it to its millions of customers.

Hilton’s UAE expansion focuses on Ras Al Khaimah

Hilton is rapidly adding more hotels in the UAE, but not in the widely-known cities of Dubai or Abu Dhabi. Instead, the hotel company is focusing its expansion on the relatively low-key northern emirate of Ras al Khaimah, which aims to attract visitors looking for a quieter and less costly alternative to its glitzier neighbours in the country.

With a population of about 300,000, Ras al Khaimah is a relatively sleepy destination compared to Dubai or Abu Dhabi, but it offers rugged natural beauty and more of a local flavour as a higher percentage of Emiratis live in the emirate.

RAK is keen to boost its tourism revenue and has embarked on a plan to invest $100m in hotels and other infrastructure projects over the next four years with the aim of quadrupling its tourism footfall.

The city-owned Hilton Baltimore is far from a thrilling piece of architecture. Its massive bulk blocks the view of the eye-pleasing Bromo Seltzer Tower for fans sitting in Camden Yards. But as a convention hotel designed to boost the tourism trade and offer jobs to local residents, it is off to a promising, if slow-footed, start.

That is the financial takeaway from a recent audit of the hotel prepared for the city's Board of Estimates. Now in its third year of operation, the 757-room hotel is taking in enough revenue to pay its bills and its 454 employees and to service its bonds. Its occupancy rate for 2010, 62 percent, and its revenue per average room, a little over $125 in April, are slightly above those for other Baltimore hotels. Both those measures are climbing.

Biggest US REIT May Pay $150 Million For Melbourne Hotel

THE largest lodging real estate investment trust in the United States may be moving into the Melbourne hotel market.

According to the AFR, Host Hotels & Resorts is eyeing the $150 million Hilton Melbourne South Wharf complex, at the riverside junction that divides the CBD from Southbank and Docklands.  The hotel was listed for sale by private developer Plenary which is expected to maintain some stake in the hotel.

A Host spokesperson confirmed it was “exploring acquisition and development opportunities” in the Asia Pacific

In the first three months of 2011, Host has acquired three hospitality holdings: the Manchester Grand Hyatt San Diego, the New York Helmsley Hotel, and a portfolio of seven New Zealand properties acquired from that country’s Tourism Asset Holdings.

Sunstone To Acquire Hilton San Diego Bayfront Hotel

Sunstone Hotel Investors Inc., said Tuesday it has agreed to take a 75% controlling stake in the Hilton San Diego Bayfront for $475.0 million. The company's first quarter-to-date revenue per available room increased about 5.4 percent as its gateway markets and recent acquisitions continued to outperform expectations.

For its 32 hotel Comparable Portfolio, which excludes the Royal Palm Miami Beach Hotel, Sunstone expects RevPAR or revenue per available room to rise 5.4 percent for the first quarter.

Sunstone revealed a definitive agreement of $475.0 million to acquire the 75% majority interest in a joint venture that owns the 1,190-room Hilton San Diego Bayfront located in San Diego. The valuation translates into about $399,000 per key.
